For almost two months now, I have been waiting for Janek Property Management or Mismanagement group to bring a replacement garage door opener.  The first remote they deliver was for the wrong garage door (mismanagement)!  Their office was informed of the mistake, they said they would send someone over, but could not tell me when how many days/weeks until they would arrive to address their own incompetence. The 2nd garage door opener was finally dropped off (weeks later) and the battery was dead within one week. Now I have called them again and almost 3 weeks later, received another garage door opener for the wrong garage door. When I spoke to the idiot on the phone, they had the nerve to blame the issue on the landlord.  During the call with Janek Property Management, a man got on the phone and told me to not call them….they do not take calls from tenants, only property owners.  Now with that being said, if you are an investor, or own income properties, Janek will not be your best option for Property Management, as they refuse to help your tenants and will require them to contact you, to complete the job you hired them to do.  Can you imagine hiring a “Manager” for your business that will not talk to your customers or employees?  Seriously, what type of circus are they trying to operate?  Hopefully, the 4th remote they deliver will open the correct garage door, it has been two months….for a garage door opener, in the middle of the New England winter, nonetheless.  This time they are inconveniencing the property owner to be here, when Janek addresses their own shortcomings.  I would hate to see how they respond to emergencies….

“The worst property management I have experience with. It is extremely unresponsive and, seemingly, unaware of the properties they manage.  For instance, two large buildings share only two washing machines, among which there is almost constantly one broken, while getting it fixed generally takes more than a week. Consequently to the poor maintenance, it is not uncommon to have no washing machine at all.  On the first cold days of winter, the hot water system broke (both heating and hot water) and it took about a week to be fixed, most of them apparently wasted by the management not realizing this might be a problem, despite repeated calls from many tenants.

Janek Property Management does not seemed generally concerned about providing reliable service to their building(s) at ******** *** ******** **. In fact, I, along with other occupants, usually call several times a month to report recurring issues: NO HEAT, NO HOT WATER, the 2 washers (shared between 2 buildings)break, the 2 dryers (shared between 2 buildings) break. These issues often reoccur less than 1.5 weeks after their service men arrive. Which means the occupants must wait another 2-3 weeks before they send another service man out. Also, they don’t seem to care about the lack of ventilation in the building, provided they allow smoking. Finally, you would expect a business to keep records on customer complaints. In my experience, they are never able to recall my previous complaint, nor do they ever follow through with their promised communications. They will also hang up on you when they get frustrated – not professional in my opinion.”

When I brought up an issue at an association meeting, I was told I was being a bit hostile when all I ask was where was the common sense in the decisions that they had made. I don’t think they actually keep records, as every time I call they sound confused and generally unaware of my previous complaints, or complaints from other tenants.  I have lived in one of their buildings (26 Chiswick Rd) for six months now, and already I have not had hot water three times. The emergency response time is very slow, and in one case, it took Janek Properties almost a week to restore hot water. Also, the two washers and two dryers allocated for tenants are shared between two buildings, meaning they break frequently. I have called Janek over 10 times in two months to complain; three weeks later you might have a repairman attempt to fix them.  The building ALWAYS smells like an ashtray. Apparently, this is not new, according to tenants that have been here for a while. I do not mind smokers, however I do mind when my apartment always smells of cigarette smoke – despite my efforts to purify the air and to seal the door. I was never allowed to give her my side of the story. Time after time she kept sending me bills. It got to the point that she made it personal about my relationship with women. Most UNresponsive PM company ever. The level of detail and attention described in initial proposal are not what actually happens. The “we make every effort to communicate with unit owners through a wide variety of media – newsletters, email blasts, internet-based calling programs, meeting minutes and invitations to open board meetings” statement is completely false and we have never gotten newsletters, email blasts, calling programs, meeting minutes or ever had a meeting. “I attended the above mentioned meeting and came in with an open mind with the hope there could be resolution to problems created by the Janek Property Management and the board of governors. I had previously expressed my concerns on behalf of my mother directly with Janek, and they were unwilling to discuss a compromise. I was shocked to hear Kathleen state at the beginning of the meeting that she “worked her ass off” all weekend to prepare for the meeting. She again used those words at another point during the meeting. Her behavior continued to be nothing short of unprofessional, disrespectful and inappropriate and intimidating,as evidenced by the recorded meeting minutes. Unfortunately the individuals making most of the noise during the meeting were those that caused the problems in the first place. While there may be more than one side to “the story”, there is only one version of the documented meeting. One individual had the decency to apologize to my mother for all of the stress that this has caused. You know who you are, and I say, “Thank you”. To the rest of you who are in violation of the by-laws, I wish that you would acknowledge your wrongdoing. An apology can go a long way in resolving the issues. “I have to agree with previous reviews. As a condo owner they have been unresponsive both via phone and e-mail. Our board thinks very highly of them which makes me think there is a different treatment to board members than unit owners.
